the garden For the second phase of the work at this Victorian cottage in Reigate, as both architect and owner, we took time to work out the best way to make the most of every inch of the house and garden. We knew what needed to change and the challenge lay in making the biggest impact without breaking the bank. When we moved into the house, the rooms were dark and cramped; the dining room was a walkthrough space to reach a narrow galley kitchen and the family bathroom was at the back of the house on the ground floor. From the upstairs windows the sedum planted roof of the extension appears as a garden – blink, and the previous collection of chaotic roof forms has been replaced with a carbon-capturing green oasis. The new kitchen and dining room is a generous, bright space with a full-height framed view of the garden. There’s a feeling of spaciousness for family gatherings in contrast to the cosy, smaller rooms of the original cottage. A new bathroom has been creatively fitted into a narrow side extension at first floor so as not to reduce the size of the bedrooms. Albeit unconventionally proportioned, the room is a joyful surprise; there’s a sense a of spaciousness, luxury and calm. This was one of those projects - we needed to make the most out of every inch of this cramped Victorian cottage and it was going to take some creativity. Our first challenge was to convert the loft into a master bedroom suite – but this was the smallest loft we could possibly convert and we had to find a way to make everything fit. Four large rooflights and a full-width dormer help to provide additional floor-to-ceiling height and also flood the rooms with natural light. The ensuite is cleverly fitted into the slope of the front roof with a made-to-measure shower door fitted precisely to the angle of the ceiling. In the bedroom, a huge picture window frames the view across the garden and every nook and cranny has been used creatively for built-in storage. Externally the charred larch cladding sets the loft conversion apart from the surrounding tile-clad dormers; it’s clear to see that the loft is special, but it doesn’t shout loudly from the rooftop. Instead, I was asked to transform the ground floor ready for the house to pass from a daughter to her mother – a generational trade which involved a different way of living and a desire to be more connected to the garden. By removing a central wall to create a sequence of three interconnected rooms, for cooking, dining and entertaining, the garden can be admired from each and no room will be left unused. The kitchen is bathed in dappled morning light through the trees and the restoration of the original floorboards brings warmth. Making the most of the generous Victorian proportions, the rooms are designed with an understated grandeur, honouring the original features to create a beautiful home for this new chapter. The new garden room provides just that. It’s a light-filled sanctuary, a place to pause between the house and the garden. On a warm sunny afternoon, the furniture could be moved into the garden; in cooler weather, retreat into the warmth of the garden room, a winter garden inspired by French verandas. The building hadn’t been loved for many, many years; torch in hand, we searched the debris for ideas to create something special. The building is now a fun, bright nursery school with a series of stimulating spaces to explore inside and out. A playful, friendly entrance with a trademark round yellow window gives a hint of the adventures waiting beyond. By removing the kitchen wall to create an open plan room we were able to completely transform the feeling entering the flat. The huge windows on two sides of the room fill the space with light and we made use of the generous ceiling heights to add more storage space at high level. It was a simple move to design a bespoke staircase to use the space more efficiently, and the effect was staggering - the room feels spacious, convivial and bright. There’s even space for a dining table in the bay window for breakfast in the morning sun which beats a dark corner under the stairs.
